DESTINYKING HOME OF GLOBAL PROPERTIES AND INVESTMENT LIMITED is a division of DESTINY KING OKPALAEKE & SONS GROUP under Real Estate and Management. DESTINY KING HOMES LIMITED is a Real Estate Consulting Firm that is in charge/engaged of selling Developers and Individual Properties and as well our own Property.

WHAT TYPE OF PROPERTIES DOSE YOU SALE?

We sale Landed Property and building (inclusive of Complete and uncompleted).

WHAT TYPE OF LANDS DOSE YOU SALE?

We sale Estate lands and genuine individual lands.

DO YOU DO ANY SEARCH ON PROPERTY BEFORE SELLING?

Yes. We investigate Properties off to your notice to make sure that you are the real owner of the land/house/building and also confirm it genius as been free from acquisition before adding to our property Marketplace.

HOW DO I KNOW THE PARTICULAR PROPERTY YOU ARE SELLING?

If is a building our Banner will be hanged on it. If is a fenced and gated land our banner will be hanged on the gate. If is an individual land we will hang our banner/sign Post at the entrance of the land. The property will also be included in our Property list for sale in our property Marketplace.

If is an Estate lands/Buildings  (Owned by our partnering company) we will only have our name or name of our representative on the flyer of the Estate i.e. “For more information call DESTINY KING OKPALAEKE” the phone number and other contacts will be included. And more, you will also find it in our property web page and Marketplace.

AS A BUYER HOW WILL I CONFIRM THAT THE PROPERTY YOU WANT TO SELL TO ME IS GENUINE?

We will give you an important black and white photocopy document of the property to go and verify/conduct a search once we identify you. You can do the search at the land registry office of the state or Local Council development Unit.

HOW CAN YOU IDENTIFY ME?

There is something we call KYC (Know your Costumer). You will fill a form which must require all your data and may attract a little or no charge which will be stated on the form depend the type of property you are buying or renting and provide what is/are requested in that form or you will write to us an offer letter if you are a Company or  representing a company which will bear the Company name, Logo, CAC or Residence Company Registration Number, Office Address, Company Contact Numbers and email (company letter head form), your Full name, Personal Mobile contact and email as the person writing the offer or representing the company and send to md.destinyking@gmail.com. After one week we will get back to you by sending an approval email or disapproval email if we couldn’t verify the Genuine of the Company or firm or the company representative(s) or individual.

 

NOTE: we may approve your offer letter and disapprove your price offer once is below or alien with the cost price. And if we disapprove your contact we can never approve your price offer even if is at the best side.

HOW CAN I KNOW THE COST PRICE?

You don’t need to know it. Only the price you will know is your own cost price.

HOW WILL I INSPECT THE PROPERTY?

If is a separate/individual property or our own Estate, we operate from our office on the specific time and day allotted for inspection.

 

If is our partner’s Property i.e. an Estate: every company has their offices and from their offices they do their inspection. Furthermore, every company has vehicle that convey clients to the site to and fro. We will schedule appointment to meet with you (our client) at the specific Estate company office. After inspection we will give you all you need to verify the property with a subscription form which you will fill immediately and submit to us.

 

WHO DO I PAY TO POSSESS THE PROPERTY AFTER MY SEARCH CONFIRMATION BEING GENUINE?

Here we have three options;

  1. If is an Estate, the company in charge has their Account Numbers through which transaction can be made. Our work here is; once you make the payment you will send the either a colored scan copy of the payment teller to our email: md.destinyking@gmail.com or photocopy of the payment teller and submit face to face and hand to hand to us either through or consultant/agent or at the front desk while we process it or we will come to your home/office to collect it and bring back you receipt and acknowledgement letter of payment while waiting for other Document to be processed.
  2. If is an individual property the payment could be made into our company’s account or to the persons account and a scan copy or photocopy will be send to us to verify/confirm your payment before issuing you a receipt while we proceed with other things.
  3. If is a family Property the payment must be made into our company’s account and a scan or photocopy of the teller will be send to us to confirm the name that paid into our account before issuing a receipt while we proceed other things from there.

 

WHAT DOCUMENT DO I COLLECT AFTER PURCHASING PROPERTY(IES)?

Any Property you buy through us you must have Deed of Assignment which shows that you have taken total possession of that particular property. How the Document issued varied:

If is a Company Property: the Company will first give you a CONTRACT OF SALES once the allocation is not ready which identifies that you are one of the occupant of particular property(ies) in that Estate. As allocation is do, the company will give you your allocation and issue a DEED OF ASSIGNMENT attached with PERSONAL SURVEY.

NOTE: There must be a charge for the paper work/documentation and Survey. The charge varies according to the property and company.

 

If is a Family land managing by a Real Estate Company i.e DESTINY KING HOMES LIMITED, We may do the Deed of Assignment with a little charge while the family must charge some amount of money before they could sign it. The survey will be done by you.

 

Sometimes your lawyer will be the one to do prepare the Deed of Assignment with a sample copy we will provide for you before the family could sign. Note that there must be Charge from the family which is varied.

 

If is an individual Property your lawyer will be the one to prepare the Deed of Assignment while the personal Survey will be handed over to you if the plot has been surveyed. If is yet to be survey you have to call a Registered Surveyor for the process.

 

If is our Property, you will pay a documentation and Survey fee depending the located of the property before we could issued you a signed and sealed Document plus Approved/Provisional Survey depend on your choice.

 

WHAT OF IF I WANT A RECEIPT DIRECT FROM THE ONWER NOT FROM YOUR COMPANY HOW CAN I DO ABOUT IT?

The Receipts and Acknowledgement letter we gave you are authentic and it’s the best receipt you can have when it comes to property investment because as you acquire an individual or family property through us, we will stand for you and protect your property if you permit us so that nobody will go into the land to claim it even if the land remain till the next generation. Why is so is because there is an oath of Assignment/obligation which the seller and we DESTINY KING HOMES had signed before putting the property into marketplace.

Also there is no problem if the buyer seeks for the seller receipt. Only what we will do is to give you an acknowledgement letter which you will present to the seller to give you his/her personal receipt or acknowledge note if is an individual but if is a family you will meet their secretary which you will pay some certain amount of money before he/she can sign a family receipt to you. The charge is varied.

 

DO YOU ALSO COLLECT COMMISSION FROM THE BUYER?

Yes! According to the law of Real Estate and Management Agency fee is Ten Percent (10%).

  1.   Mostly it depend on agreement with the seller, if the seller agreed of paying Ten Percent (10%) Commission we will not border the buyer. We will only charge him/her an inspection token if need be depend the type of property the buyer is looking for.
  2. If the Seller agreed on paying us (His Agent) Five Percent (5%) commission, the buyer will pay the remaining (5%) Five percent and there will still be an Inspection fee if need be.
  3. In some cases and depend the kind of property we are dealing with Buyer will pay Ten Percent (10%) commission and Inspection fee will still be there if need be.

 

IS THERE ANYTHING LIKE DEVELOPMENT FEE/LEVY?

YES! The development Levy is determined according to the area the property is located and is only been paid when our client is about to develop the land/build a house. The development Levy is mainly use to develop the roads.

 

IS THERE ANYTHING LIKE SERVICE CHARGE?

The Estate we are developing could be a Service Estate, Semi Service Estate or Communal Estate. It depends on the one you purchased your plot.
